MINUTES

         The January 12, 2011 Meeting of the Board of Directors of the Castle Shannon Revitalization Corporation (CSRC) was called to order at 6:30 p.m. by President Michael Warhold.

ATTENDANCE:Michael Warhold, Nancy Kovach, Marv Levin, Harry Munson, Brad Johnson, Bill Grand. Others in attendance: Lori Miller (recording).

APPROVAL OF MINUTES: On motion by Mr. Levin, seconded by Ms. Kovach, the Minutes of the CSRC Board Meeting of December 8, 2010 were approved as presented.

STAFF REPORTS

Delta Development: A third invoice for $8,231.25 has been received from SHACOG for Delta Development. Ms. Kovach motioned to approve expenses, Mr. Levin seconded; motion carried. The board decided to request copies of detailed invoices from SHACOG.

The board discussed Delta Development’s timeline and scope of services. It was noted that the downtown area’s traffic flow is a main impediment to revitalization.

OLD BUSINESS

The Shannon Station development needs an additional $3 million. Mr. Warhold will contact Mr. Aiello.

Mr. Levin reported that two inquiries were made on the Carpenter’s Building, and advised that the price should be reduced. Mr. Grand motioned to reduce the list price to $64,900; Ms. Kovach seconded; motion carried. Mr. Levin is obtaining a price for patching the roof when weather permits. Mr. Johnson stated that contractors cannot walk on his roof to access the Carpenters Building since his lower roof is fragile. Mr. Johnson expressed interest in purchasing the property for a coffee shop. The committee questioned whether insurance has been secured on the building.

Mr. Munson informed the committee of a company called Relylocal.com whose representative attended the stakeholders meeting. Mr. Munson advised that the contract with Delta Development should state that any information compiled cannot be sold to any other party. The information should be solely retained for use by the Castle Shannon Revitalization Corporation.

NEW BUSINESS

Mr. Warhold advised that the borough has applied for a summer intern from the Local Government Academy to gather information about local businesses, i.e. contact person, number of employees, primary business activity, etc. This survey information can be utilized for the earned income Act 32 taxes.

Mr. Warhold, Mr. Munson and Mr. Vietmeier will attend a seminar entitled Redevelopment of Blighted Properties in Greensburg on June 14th.

A meeting will be scheduled with Delta Development in January. A February stakeholders meeting should be scheduled, and Delta Development’s final report is due in March.

ADJOURNMENT: Mr. Warhold then called for any other business. Hearing none, the meeting adjourned at 7:05 p.m.
